1· Check‑In, Check‑Out & Occupancy

  • Standard check‑in: from 15:00 EET
  • Standard check‑out: by 11:00 EET
  • Early check‑in / late check‑out are subject to prior approval and may incur an additional fee.
  • The maximum number of occupants is the number confirmed in your Airbnb reservation. Unregistered guests are not permitted without our written consent via the Airbnb message thread.
  • Minimum age for the primary guest is 18 years. At least one adult must be present throughout the stay.

2 · Payment, Deposits & Security Holds

  • All payments are processed exclusively by Chanel (Booking -Airbnb -.Website) We never request or accept cash, bank transfers, or card details outside the Airbnb platform.
  • A security deposit / damage claim may be placed or processed via the Airbnb Resolution Center in accordance with Airbnb policy and the amount shown on the listing at the time of booking.

3 · Identification & Verification

  • Airbnb requires every booking guest to have a verified profile. We may request to see a valid government‑issued photo ID (passport, national ID, or driver’s licence) at check‑in to confirm identity and comply with local regulations.

4 · Cancellations, No‑Shows & Alterations

  • The reservation is governed by the Channels cancellation policy (Flexible / Moderate / Strict / Non‑Refundable) selected for the listing on the date of booking.
  • A no‑show (failure to arrive by 10:00 EET on the day after check‑in without prior notice) is treated as a Guest‑initiated cancellation under the same policy.
  • Date changes and guest‑count alterations must be requested via Airbnb and are subject to calendar availability and any applicable price differences.

5 · House Rules & Conduct

  • Parties, events and commercial photography are strictly prohibited.
  • Quiet hours are 22:00 – 08:00. Please respect our neighbors.
  • Smoking (including e‑cigarettes) is not permitted indoors. A €250 deep‑cleaning fee applies for violations.
  • Pets are not allowed .
  • You agree to keep the apartment, furnishings and appliances in good condition and to report any damage immediately via Airbnb messages.
  • Breach of House Rules may result in immediate termination of the stay without refund and may trigger additional charges through Airbnb.

6 · Children & Safety

  • The apartments are not suitable for children under 10 years unless stated otherwise in the listing.
  • You are responsible for supervising all minors at all times, especially around balconies, pools and hot tubs where provided.

7 · Personal Property & Lost Items

  • We are not liable for loss, theft or damage to personal belongings. Please use any in‑room safe where provided.
  • Lost property is held for 90 days. Shipping can be arranged at your cost upon written request.

8· Damages & Additional Charges

  • You authorise us to seek reimbursement through Airbnb for damages, excessive cleaning, missing items, rule violations, extra guests, or smoking fees.
  • Evidence (photos, receipts) will be provided with any claim.

9· Force Majeure

We shall not be liable for delays, cancellations or inability to honour a booking caused by events beyond our reasonable control, including but not limited to natural disasters, pandemics, government actions, strikes, war, civil unrest, utility outages or extreme weather.

10· Limitation of Liability

To the fullest extent permitted by law, our liability for any claim arising out of or in connection with your stay shall be limited to the total amount paid for the reservation. Nothing in these Terms limits liability for death or personal injury caused by proven negligence.

11· Privacy & Data

We process your personal data in accordance with Airbnb’s Host Privacy Standards and applicable Greek/EU data‑protection laws. We do not sell or share personal information with third parties except as required by law.

12· Governing Law & Jurisdiction

These Terms are governed by the laws of Greece. Any dispute shall be submitted to the exclusive jurisdiction of the competent courts of Santorini, Greece, unless otherwise mandated by Airbnb’s dispute‑resolution process.
